Topic: Beginners or Bird Dog / The Basics of Bird-Dogging

After reading the article I realized I must have been confusing bird dogging with wholesaling. To help the local real estate market here in Tennessee I want to find properties and refer them to a buyer for a fee ( known as bird dogging in TN) and I want to find motivated sellers, collect all the right information, and refer to a hungry buyer for a reasonable assignment of fees ( wholesaling?).

Basically, I want to be active in a form of real estate that will bring buyers and sellers together while I get paid for my service and don’t have to use credit ( I have none) or money earmarked for my personal household. Is anyone open to helping me find my way?

Topic: Beginners or Bird Dog / ready to get started

I recently reviewed some information on real estate investing that states a person can flip contracts on a piece of property and gain a profit with no money down. Is this possible?
My goal is to become a bird dog for a real estate buyer, pair seller and buyer successfully and earn a reasonable profit. I’ve already tested my relationship skills by talking with area sellers, asking all the right questions, and finding buyers on the internet. All seems to stop when I know it’s time for contracts to be brought in and signed. I have no resource for contracts. Need help in that area.
At this time I have no budget for escrow and was told I could write a clause in the contract allowing me 30 days to find a buyer. Am I being instructed correctly? If any buyers are reading this and would like to work with a motivated bird dog in Tennessee, message me.
The minor stumbling blocks of no contract resources and no money will not stop me. I’ll keep pressing on until I find a buyer ( or two) that want to work with me through this process. Will you be the one for me?

Topic: Introductions & General Chat / Hello from Tonya

New to the group I am looking for answers and offering resources.
Question: Is it possible to find real estate for sale and refer it to a real estate buyer for a fee? I have a passion to help the real estate market in my area by working with the sellers and introducing them to buyers while collecting a fee upon close. Is this possible? Any advice is welcome. With years of experience in creative real estate (buying and selling existing real estate revenue) I have most of the knowledge I need, just need some help from my friends.
