    INVESTMENT PROPERTY FOR SALE, I have a duplex for sale, here are the details:
    I purchased this duplex in April of 2008 for $172,900 per side. It was a 2 bed, 2 bath per side. I have consistently been able to rent this 2 bed unit for $1,050 per month and the tenants pay all utilities and take care of snow and lawn. This is a town home with a yard, but there is no association set up so there are no dues.
    I am now selling them for $172,500, but I will finish off the basements before selling for this price. You can either make it a 3 or 4 bedroom unit, depending upon your desires. There will also be a 3rd bathroom in the basement as well as a family room. A three bed unit in Huxley, could be rented for $1200-1300, and a 4 bedroom, possibly up to $1,500 per month.
    I have found that these units make great short term rentals for people building homes. I have never had to do much more than put a for rent sign on the property to get calls. The location is right next to a highway, so there is a ton of traffic close by.
    To recap: I purchased these as a 2 bed/2 bath unit in April of 2008 for $172,900 per side. I am now selling them for $172,500 per side as a 3 or 4 bed unit with 3 baths.
    These are wonderful town homes. with a good sized master with own bath, and walk-in closet, stainless steel appliances, granite counters, fireplace and washer and dryer. There is also a 3 season porch attached to each side, and the units have a 2 car attached garage.
    I simply do not want to be a landlord and want to cash out some equity. My loss is your gain!
    Both sides are currently rented, one for the next 6 months and the other through the end of April.
    Property taxes on the units are $3200 per year for each side.
    The current assessment is $172,000 per side based on it being a 2 bed/2bath.
