I am an Investor Liason with a company that specializes soley in conducting short-sales on pre-foreclosure properties in Wisconsin, Illinois, Texas, Hawaii, Georgia, and soon, Pheonix and Las Vegas. The companies sole mission is to keep families from going into forecloser and keeping them in their homes. The company is really good at what they do because their sole mission is foreclosure abatement. Once the properties have been agressively negotiated with the bank, the company buys it for cash from the bank. The average price offered level after negotiations is usually 20 to 30 cents on the dollar and we have an amazing success rate. The properties are then offered to external real estate investors at a marginal price, and sometimes they have prequalified lease-option tenants in them that will purchase the property from the investor at a sizable but reasonable spread.
