On occasion I drive around town. But i use a mix of MLS data, agent referrals, foreclosure lists, pre-foreclosure mailers, REO lists. In my area, most homes end up on MLS. It’s rare for something, even a foreclosure to sell without a posting for at least a couple days. Most likely this is due to the high price of homes in Northern California.
my newest favorite is http://www.redfin.com/home it’s still new and only in a few major cities Boston, Chicago, Los Angeles, Orange County, San Diego, San Francisco, Seattle, Washington, DC… but they are growing fast…
