I received a call from a distressed seller who was 1 week shy of their auction date and when they told me their story I was actually stumped for the first time in years. I spoke to their bank and found that if they had communicated the reason for abandoning their home, which was to try and save their daughter’s life, (a long story), the bank would have bought their house back or worked something out until it had sold. How sad for them that they waited so long to make that call. I went to bed that night wondering how I would deliver this information to them and at 3:33 am I had an “Ah-ha” moment, in a clear vision of what my niche’, or purpose was.
Jumping ahead 1 month, I field tested 10 pre-4’s and had 6 out of 10 motivated sellers call me in 2 days, based on that one ah-ha moment. Some calls were residual affects from telling others about the info I sent and some where the owners themselves.

It’s great that banks will sometimes listen to a borrowers woes. Lenders don’t like foreclosing on people any more than borrowers like being evicted.
